Quick answer
What a Power of Attorney Needs for Overseas Use
A power of attorney signed in Singapore for use overseas needs your signature witnessed by a Notary Public, a notarial certificate, and SAL authentication with an apostille certificate. If the country is outside the Hague Apostille Convention — Malaysia or the UAE, for example — the embassy or high commission in Singapore attests it after SAL. The receiving registrar or bank may add its own format rules, so send us its instructions.
The key rule: you must sign in front of the notary. A POA you have already signed may have to be printed again and re-signed before the notary. Bring it unsigned.
Not sure if your country needs an apostille or embassy attestation? Send us the country and we'll confirm.
Why POAs Get Rejected Back Home
Signed before the appointment
The notary has to witness the signature. A pre-signed POA means a new copy has to be printed and signed again.
No apostille on the notarised POA
A notarised POA without SAL authentication may be refused by land registries and banks abroad that need it legalised. We complete the SAL step for you.
Wrong or changed format
Registrars and banks may insist on their own wording. We keep the exact format your lawyer, bank or developer sent — we don't draft or give legal advice on its content.
Language
Some countries want the POA in their language. For China, a Chinese version may be needed — we confirm where it fits in the chain. See Chinese translation and apostille.
Names and IDs don't match
Your name and passport or NRIC number must match the POA exactly. We check this before you sign.

POA by Country
India — property sale, bank and family matters; India is a Hague country, so an apostille is enough. See apostille for India.
Malaysia — property and bank matters need the POA legalised through the Malaysian High Commission after SAL. See Malaysia document legalisation.
China — an apostille is now accepted; a Chinese translation may be required. See Singapore documents apostille for China.
Company POA for China — a corporate POA for a Chinese subsidiary, bank or registration follows the same notary and SAL route. See company documents apostille for China.
Other Hague countries — an apostille after notarisation is the legalisation step for Pakistan, Bangladesh, the UK, the USA and Australia.
UAE, Qatar and other non-Hague countries — see embassy attestation in Singapore and UAE embassy attestation.
